Instructions for Application:
Please complete the attached application form completely including signature on the last page. Your application will not be considered if you do not include social security number, date of birth, and all former residences and employers. Your information is kept safe and will not be shared with any third party.
You are also required to submit a copy of your driver’s license or other photo ID along with you most recent paystub.
It will take 2-3 business days for us to process your application. Any dishonesty on the application will result in automatic denial.
In the event that multiple applications are received at the same time, the first approved applicant that pays the full security deposit and signs the lease agreement will get the property. Applications are considered complete when all supporting documentation is supplied and the application fee paid. Applications are processed in the order they are received.
We cannot hold the unit for you until you have been fully approved. Deposit funds must be certified funds only (cashier’s check, cash, or money order). First month’s rent must also be paid via certified funds. You may be asked to put more deposit down if application screening yields high risk factors – maximum of two month’s rent.
Full deposit amount and first month’s rent is required before you are allowed to take possession. No exceptions.
Monthly income should be three times the rent amount. Please submit most recent paystub or other proof of income with this application.
For households with more than two adults, only the incomes for up to two adults will be considered as income for the purposes of qualification.
For individuals with more than one job, only the highest paying job will be considered as income for the purposes of qualification.
Besides medical collections, the total collections, charge offs, and judgments cannot exceed twice the amount for the unit applied for.
3. Rental History:
Applicants should have a positive rental history. No disturbances or significant property damage. No evictions or money judgments from previous landlords. You must be on a month to month basis or reaching the end of your lease with your current landlord (if applicable).
4. Criminal History:
No felony convictions or violent offenses. No habitual offenses. Traffic violations and isolated misdemeanors will be ignored. We do not lease to registered sex offenders.
Size of Household:
Unless otherwise noted our standard is no more than two people per legal and/or functional bedroom. Advertised rent rates are for a maximum of two adults. Each adult over 2 will cost an additional $50 rent per month. No additional rent for children.
Use of Residence:
Our homes are for use as a personal residence only. Operating any business out of the residence is not allowed. In-home daycare is expressly forbidden.
